Hotel Rooms in the Heart of Luton

By booking, all guests legally agree to Maya Hotel House Rules and Master Rental Terms of Business:

Verification & Security Deposit: Access instructions are strictly withheld until the lead guest completes secure online pre-check-in with a matching, government-issued photo ID (passport or driving licence). A refundable security deposit hold of £50.00 is pre-authorised on card prior to check-in and released within 1 working day after departure, subject to zero damage, no missing items, and full compliance with hotel rules.

Cancellations & Rate Terms: Bookings are strictly subject to the specific room rate and cancellation policy selected at the time of reservation on this booking platform.

3-Hour Defect Reporting & Rectification Window: Any room maintenance, heating, plumbing, cleanliness, or linen issues must be reported strictly within 3 hours of arrival with photo/video evidence to grant management immediate opportunity to inspect, rectify, or re-room. Retrospective complaints, discount demands, or refund claims submitted after departure or outside this initial 3-hour arrival window without granting reasonable opportunity to cure will not be accepted.

Strictly Prohibited (Smoking, Vaping & Fire Safety): Smoking, vaping, burning candles, or using open flames anywhere inside hotel rooms, communal corridors, or building premises is strictly prohibited. Any violation incurs an immediate £250 penalty, complete deposit forfeiture, and liability for specialist ozone purification and deep cleaning costs.

Occupancy, Quiet Hours & Conduct: Only declared, registered guests named on the booking are permitted on hotel premises. Unauthorised visitors, commercial activities, parties, and pets are strictly forbidden. Quiet hours run from 23:00 to 07:00. Anti-social behavior, noise disturbances, or occupancy violations will result in immediate lease termination, physical eviction via security, zero refund for remaining nights, and forfeiture of the deposit.

Key Custody & Departure Deadlines: Check-out is strictly by 10:00 AM to allow scheduled housekeeping turnover. Unauthorised late check-outs between 10:00 AM and 12:00 PM incur a flat £45 operational delay fee; departures past 12:00 PM are billed at the full nightly rate. Keys/fobs must be returned to the designated drop box or reception point. Lost keys or lock cylinder damage will be deducted directly from the security deposit at full contractor replacement cost.

Lost Property & Disposal: Management assumes zero liability for personal belongings left behind. Low-value or perishable items are disposed of immediately during turnover. High-value items (laptops, phones, legal documents, jewelry) are held for 7 days and returned strictly at the guest's expense via tracked courier plus a £30 administrative handling fee. Unclaimed items are discarded after 7 days.

Mail, Address Registration & Civil Use: Guests may not use the hotel address for postal deliveries, credit registration, vehicle registration (DVLA), business incorporation (Companies House), or legal residency claims. Any post received will be marked "Return to Sender" or securely shredded.

Force Majeure & External Outages: We do not accept liability and offer no compensation for localized disruptions outside our direct control, including municipal utility supply cuts (water, gas, electricity), telecommunications/Wi-Fi area outages, adverse weather, or external street works.
